You've planned for this and made smart decisions. To help you figure out what you can afford and what type of mortgage is best, talk with a local mortgage lender. I have several I can recommend. Think carefully about all the costs of owning a home — not just the down payment and mortgage. Don’t forget about homeowners association fees, maintenance costs, taxes, and private mortgage insurance, if you need it. Be honest with yourself about how much you are willing and able to spend. In the Raleigh-Durham market, you should be pre-approved or at least pre-qualified for a mortgage amount before we really start home shopping.
